Spinners Yard: New 11-story apartment complex in Leeds city centre due for completion in early 2025

Spinners Yard is a 185-apartment, U-shaped built-to-rent scheme constructed on Regent Street in Mabgate in the city centre. It’s the second project of its kind undertaken by Clegg Construction in partnership with Rise Homes and follows the recent completion of the Ironworks – a £28.7 million 11-storey apartment development in Sheffield.

It features a mix of studio, one, two and three bedroom apartments, and is set to be completed in early 2025.

Darren Chapman, Clegg Construction Operations Director, said: “Spinners Yard is regenerating brownfield land and will breathe new life into the area, providing a desirable residential development with a range of properties to rent.”

On the ground floor, Spinners Yard will incorporate an entrance lobby and reception, centre management office, a lounge, breakout and work spaces as well as a gym.

The other side of the ground floor will host enclosed parking for cars, motorbikes and cycles.

The upper residential floors are accessed via two staircases and lift areas, and the first floor will incorporate a residents’ garden space, with another roof garden on the tenth floor.

The Spinners Yard development will draw heating and hot water from the Leeds pipe network, a district heating system linked to the City’s energy from waste plant, resulting in Spinners Yard’s carbon footprint being just 10% of that allowed under current building regulations. This is a step change in creating homes for the future that have a much lower environmental footprint.
