Rise Homes are members of Propertymark. Propertymark is the leading membership body for property agents and our membership provides residents with an assurance that they’re renting with a qualified and professional agent.

Rise Homes follow Propertymark Client Money handling rules and our CMP membership ensures that any repair funds, rent, and arbitration fees are covered in line with regulations.

Tenancy Deposit Scheme

Tenancy Deposit Scheme (TDS)

Rise Homes register all deposits with the TDS custodial scheme.  This means that deposit funds are held externally by an independent body and not directly by the company.  TDS are a government approved, not-for-profit scheme who will protect deposits and provide impartial adjudication in the event of any disputes regarding proposed deposit deductions at the end of a tenancy.

The Property Ombudsman

Rise Homes uses The Property Ombudsman (TPO) as our redress scheme of choice.  Membership of the Property Ombudsman demonstrates our commitment to professional standards and ensures those standards are maintained in the event of any complaints.

Tenant Fees:

Holding deposit- up to a maximum of 1 week’s rent (refundable unless the applicant withdraws from the tenancy, fails a Right to Rent check, provides false or misleading information or fails to sign the tenancy agreement within 15 days, or other date agreed by all parties)

Deposit – up to a maximum of 5 week’s rent (for properties with rent up to £50,000 pa)

Unpaid rent – 3% above the base lending rate of the Bank of England (upon any monies due which are more than 14 days in arrears in respect of the date from when they became due, to the date of payment – both dates inclusive)

Variation to Tenancy agreement (e.g. change of tenant) – up to £50 (inc. VAT) to cover the costs incurred taking Landlord instruction, processing Referencing and Right to Rent checks, Deposit Registration and preparing and executing documents.
